May 2010 Managers Report The siding project has been moving along at a steady pace. The weather has improved lately, allowing the roofing crew to work continuously without any delays. Currently, the roofers are working on replacing the siding on two units in court 33. So far in FY2010, MRP Roofing has completed the re-siding of 23 units and has replaced the flat roof on 17 units, which cost the Association $187,508 ytd. The Board’s projected goal for FY2010 was to replace the siding on 40 units and the flat roofs on 18 units at an estimated cost of $289,860 for the year. The painting project has also been moving along well. The maintenance crew has recently completed the repairs in court 63 and is currently working on the repairs in court 64. Pro Tech Painting was given authorization and will be starting the painting in courts 62 through 64 in the next two weeks We are currently using three of the maintenance workers full time to repair and prepare the courts before painting. We are currently working on the Woodlark units which are in need of more extensive repairs than the 10-series units. It is taking approximately 20 to 25 working days to prepare a six unit court for painting. At this rate, I anticipate that we will finish the final six courts with the new color schemes by the end of October. The Association has successfully completed all the asphalt work that was planned for this fiscal year. The whole work process moved along extremely well with few complaints. I would like to voice my appreciation to residents whose patience and cooperation made this enormous undertaking much easier. The final cost of the asphalt work that was done this year was $264,464.50. As summer rolls in, so does the warmer weather which has begun increasing the amount of activities around our pools. To help minimize any problems during the busy times around our pools, I thought it would be important to go over some of the pool rules. All Mesa Village residents are eligible to use either of the pool facilities. In order to use the facilities, each household must obtain a key and a pool card for each person age 14 and older. To obtain your pool key and/or pass, come to the Mesa Village office, located at 10540 Caminito Baywood between 8:00 am – 3:00 pm. Bring a valid photo identification and your lease if you are a tenant of that unit. You will also need to bring a $5.00 check for every key you wish to purchase which is refundable when the key is returned. The pools will be monitored regularly and those persons who don’t have their pool cards or key with them will be asked to leave. Each household with a pool card will be allowed to bring two guests. Any more than two guests require prior approval from the office. All children under the age of 14 must be accompanied by a person with a pool card at all times. Pool cards are never transferable; those people who abuse this rule may lose their pool privileges. The rules don’t allow bikes, skateboards, skates, glass containers or any animals in the pool area. Remember the pools are shared by all residents and any foul, obscene or intimidating language or behavior will not be tolerated. Common courtesy around the pools can only help maintain an enjoyable atmosphere.

Recently I had a new resident ask a few really good questions. So I
figured I would post some of these questions and answers below for your
benefit.Q. Do the HOA Fees come as a monthly bill, and when is it mailed?A. Mission Association mails out statements to the homeowner usually around the 20-23rd of the month. The monthly assessment is due on the 1st, but is not considered late unless it is not received by the 15th of the month.Q. Who should I contact regarding billing information?A. Mission Association can be reached at 1-800-414-9455. They can assist you with any billing problems or questions.Q. What are the rules specific to washing my car?A. You are allowed to wash your car in your carport. Please use caution when doing so. Washing your vehicle everyday can cause damage to the asphalt with an over abundance of watering. So try to be conservative with the water.Q. I want to change my window coverings and I was wondering what a neutral color is?A. Neutral usually means without color. Neutral colors such as beige, ivory, taupe, black, gray, and white appear to be with out color.
