REFUSE PICKUP—CLASS ACTION SUIT

 While the Association has made arrangements with Allied Waste to begin garbage pickup on July 1st, the Association has also joined in a class action suit against the city. We will update our website as more information becomes available.

The Association has began increasing the days that the Association waters to help maintain the lawns. We will continue to make every effort to conserve water. If you see excessive water going down the gutters, broken sprinklers or areas in the Association that seem saturated please contact the office at 858-566-0244 ext 4. Along with continued efforts to save water, we will be applying fertilizer to the lawns the Monday, June 6, 2011.

   

 IMPORTANT INFORMATION REGARDING

CURB SIDE GARBAGE PICKUP

Mesa Village, along with many other homeowner associations in San Diego, received a letter from the City in February exercising their right to terminate a hold harmless agreement with the Association and will no longer provide refuse and recycling service to units located on private streets effective July 1, 2011. Managers Report for March 2011

The rainy weather the past two months has slowed down some of our ongoing projects throughout the complex.  The maintenance crew and the roofers have been busy repairing units and resolving water leak problems. There have been a total of 19 water leaks to units since the beginning of January. None of the leaks were from the composition roofs.  The reported leaks included 8 units that  flat roof leaks, 5 outrigger and/or blocking problems, 2 roof vent leaks, and the remaining leaks were from siding. 

 The siding project progress has been the hardest hit as a result of the rain the past two months.  Nevertheless, the weather has improved the last three weeks and roofers have resumed the task of replace the siding on the units.  The Board’s projected plan is to complete the siding replacement on the remaining model 10-series units within the next two years.  The Board has set aside a total of $382,980 in reserves funds in FY2010 to re-side 57 units and replacing the flat roof on approximately 20 units.  So far in FY2010, MRP Roofing has completed the re-siding of 21 units and has replaced the flat roof on 10 units, which has cost the Association $141,976 so far this year. 

Painting is a continuous project throughout the year, although the rains did delay the maintenance crew in repairing the courts before the painting. However, the maintenance crew did manage to complete the repairs on court 67 and is now working to repair court 68 for painting.  We have only three more courts that remain to be painted in the Association with the current color schemes. 

As you may know, the Baywood pool has been recently reopened after two months of renovations.  During this time, the pool deck, handrails and, depth markers were replaced.  In addition, new drains were added to the pool decks and sections of the fence were repaired and painted.  After the demo and removal of the deck, we found that three of the skimmers and several of the pipes needed to be repaired.  Nevertheless, the renovations to the pool are completed and the pool is now open for residents use.  The total cost for the renovations was a little over $42,000.

 

                    Recently I had a new resident ask a few really good questions. So I figured I would post some of these questions and answers below for your benefit.

Q. Do the HOA Fees come as a monthly bill, and when is it mailed?

A. Mission Association mails out statements to the homeowner usually around the 20-23rd of the month. The monthly assessment is due on the 1st, but is not considered late unless it is not received by the 15th of the month.

Q. Who should I contact regarding billing information?

A. Mission Association can be reached at 1-800-414-9455. They can assist you with any billing problems or questions.

Q. What are the rules specific to washing my car?

A. You are allowed to wash your car in your carport. Please use caution when doing so. Washing your vehicle everyday can cause damage to the asphalt with an over abundance of watering. So try to be conservative with the water.

Q. I want to change my window coverings and I was wondering what a neutral color is?

A. Neutral usually means without color. Neutral colors such as beige, ivory, taupe, black, gray, and white appear to be with out color.
